Locating and selecting the right tenants
Prospective tenants are shown through the property with one of our staff, who use this time to assess the nature and attitude of the interested parties. We then have an extensive screening process to ensure that your property is rented to careful and reliable tenants.
Checking rents regularly
Monitoring rent payments is a vital part of making sure your investment is paying its way. We run a proven property management computer system where rent payments are monitored continuously, and any unpaid rent is immediately followed up on.
Undertaking regular inspections
Prior to each tenant’s occupancy a condition report is prepared that thoroughly details all aspects of the property, including a chattel inventory if applicable. Our first inspection is undertaken after one month, which is followed by routine inspections every four months.
Know the legal acts that apply
The Hands On team are fully conversant with the Residential Tenancy Act and other associated legislation and will be acting on your behalf at all times to ensure we provide the highest level of service to minimise your risk.
Have open communication with landlords and tenants
We have found that good communication with tenants, undertaking regular inspections and continual communication with our investors minimises disputes. Our clients and tenants are able to raise any issues with us and know that they will get a prompt response.
Keep your accounts in order
Rent is paid directly to our Trust Account and transferred monthly to your bank account. Each month, we forward you an itemised statement showing all rental income and any payments. Any maintenance reports or inspections reports are also sent at this time.

Research market rents
We are consistently monitoring the rental pricing market through industry statistics and other rental guides. This enables us to increase the rental on your property, to ensure that it is in line with current market rates. We work to ensure that you are getting the best possible rent and return on your property.
