Maintenance

Maintenance is a joint responsibility between yourselves and us. Both need to work together to make sure that your property is well maintained.

You agree and accept the quality of the property and are aware that it has been rented to you in its current condition, and that no additional changes will be made.

Things that are the tenant’s responsibility are,

  • all light bulbs, fuses and other consumable items for the reasonable enjoyment of the property.  The tenant is responsible for the maintenance of these throughout the tenancy and will return the property with all such items in working order.
  • Where smoke alarms are fitted, the tenant is responsible for replacing the batteries at regular intervals so that the alarm operates.
  • It is your responsibility to understand how an appliance works or to contact a service person for instructions.
  • You are able to put up pictures and these can be fixed to walls by using picture hooks or removal hooks that do not damage the surface when removed. Don’t use blue-tac, cellotape or nails.

If things get broken or need fixing –we will arrange to have the maintenance completed as required on your property.

If we send out a contractor to fix something at your property that is either,

  • not broken – ie; no fault found
  • Broken because of actions of one of the tenants
  • A callout caused through misuse of an appliance,

- we will send the invoice to you for payment.
