*A FREE maintenance visit could either be for a repair that takes less than an hour -Or the first hour is free on a larger repair undertaken by our in-house team.

  • Viewing a blocked toilet

It is our belief, and a key part of our business, that maintenance items are identified and repaired quickly. Any maintenance a property requires won’t go away, but will increase in severity if not attended to. When required, our in-house maintenance team are available to attend and fix a maintenance task before it becomes a more expense one.

All of our contractors are spoken to about the importance of communication and respect with tenants when undertaking work on a rental property. We don’t tolerate non-communication by contactors and the feedback we get from tenants is that they are very happy with our contactors.

Preventative and planning maintenance

A preventive planning programme for maintenance is a good way to schedule work that needs to be done short term and in the future while also having the funds to do urgent maintenance as required. By setting up a preventive maintenance progamme it allows you to set aside a portion of funds on a regular basis for the ongoing maintenance of your investment. It is recommended that you set aside 1-1.5% of the valve of your property. i.e. if your property is worth $400,000 you should put $4-4,500 aside each year. This amount should be left to accumulate so that it is available when required.

Knowing when and where to make changes to your investment

It is important to note that all properties require regular maintenance and redecorating at different stages. Some tasks can be undertaken by owners themselves, others will need specialist contractors. Our regular inspections of your properties help us to ensure you have an accurate idea of the condition of your investment and upcoming maintenance / redecorating that will be required.
