Applying for property
Moving house is an exciting time– although we do understand that it can be stressful as well!
Below are some simple tips for when you are looking at and applying for a property once you have seen one that you like.
Our Keys Factors;
- We undertake reference and credit checks
- We require 4 weeks bond
- You start paying your rent the day before you move into a property
Where to look:
The main areas to find properties available for rent are:
- via a website eg Trade Me
- In the newspaper – Dominion Post or local paper
- Flyers in local supermarkets
All of our properties are listed on our website and on Trade Me.
When you look at properties know what you are looking for,
- How many bedrooms
- Specific requirements such as bath, garage, garden, pets
- Check these details before you arrange a viewing time
- Drive past to check if you like the outside of the property
- Look at photos if available as this will give you some ideas about the quality and layout of the property before you arrange to see it.
Make a viewing time
- Actually show up!
- Don’t be late – if you will be late make sure you ring to let us know
- Viewing times are for approximately 15 minutes and we often have other viewings or appointments to go to after this set time
- Be presentable
- Come prepared with details for reference names and phone numbers
Once you have found a property that you like,
- Complete an application form – click here to download our tenant application form
- Give as many details as you can regarding your situation and easily contactable references
- Read and complete all the details on the form
- Sign the form which allows us to complete our reference and credit checks
- Ensure that a current ID type is completed and the number is listed
Once we have completed application forms, we look to process these. We complete both reference and credit checks. Once these have been completed we look at what we think is the best “fit” for the property. This takes into consideration the location, quality and size of the property.
We will contact you once we have made a decision. If you are offered a property, the paperwork needs to be completed in a timely fashion. This is especially important if we have a number of applicants for a property. Being available to complete the paperwork quickly is attractive to us. At this time you are also required to pay your bond.
All bond is lodged at the Department of Building and Housing and is held in trust until the end of the tenancy.
